Fair and Equitable Assessments
Every five years, the Town of Swanzey conducts a full re-evaluation of property assessments in order to ensure the Town's assessment is equal to fair market value. In 2014, Swanzey updated the assessment values of all real property based on an analysis of real estate sales that took place between April 1, 2012 and March 31, 2014 (the 2012 and 2013 tax years). The next full re-evaluation will take place in 2019, and will be based on real estate sales during the 2017 and 2018 tax years.

The real estate market continuously ebbs and flows.  In order to monitor how close the Town's assessment is to the fair market value of your property, the New Hampshire Department of Revenue Administration conducts an equalization study every year.  For example, the 2015 equalization ratio was .998, which means that, on average, the Town's assessed values for each property was taxed at 99.8% of what the market would value the property. In other words, in 2015, if your property was valued at $100,000, you were taxed by the Town as if your property were worth $99,800. 

In 2016, State analysis determined that the equalization ratio for Swanzey is .968 - which indicates that the average assessed value in Swanzey is about .032% lower than the average market value. Economic and real estate market conditions continue to change from year to year, and this ratio helps the Town of Swanzey monitor how close assessed values are relative to the market.  If you have any questions specific to your property, please feel free to contact the Assessing Coordinator at the contact information listed above.
